Buyer's Agent Commission — Michigan Standard
Under Michigan real estate law and NAR guidelines, buyer's agent commission is negotiated and disclosed in writing prior to showing properties. My standard rate is 3% of the purchase price, paid by the seller in most transactions. For listings, a separate listing agreement will outline the commission structure.
- A written Buyer's Agency Agreement is required before property showings under current NAR rules
- Commission is typically paid at closing from sale proceeds
- Seller-side listings: commission structure outlined in your listing agreement
- All terms are negotiable and will be documented in writing before we begin
